What is an Area Board?

As well as the Sheffield Homes Board of Directors, there are now area boards in areas where tenants voted in favour of an Arm's Length Management Organisation (ALMO).

Setting up an ALMO with an area board can bring extra borrowing permission from the Government for the major improvement works that many council houses need.

Each Area Board is made up of five tenants, four independents and two Council (new window) nominees.

What do they do?

The Area Boards take their lead from the Board of Directors and are primarily responsible for:

Local Service Planning
The Area Boards agree the Local Service Plans for their area, which must deliver the objectives and targets set in the Delivery Plan.

Local Investment Planning
The Area Boards agree their local capital investment programme, to bring the Council homes in their area up to the Decent Homes standard by 2010. This must be carried out in consultation with the Board of Directors and follow the lead set in the Delivery Plan.

Local Tenant Participation
A set of core standards for Local Tenant Participation has been established through workshops with Area Boards. There are five main routes to include tenants, these are through Tenant Liaison Meetings, Monitoring Groups (including Estate Walkabouts), Area Investment Working Groups, Project Groups & Local Housing Forums (LHF’s).
