Planned works and regular improvement programmes
In partnership with Sheffield City Council we try to plan ahead 3-5 years what improvement works are necessary to keep homes in a good condition. Every year we review our work plans and try to establish the best way to deliver these home improvements. We always take into account customer feedback, the particular state of properties, availability of contractors, other resources and the funding which is available to us.
This year we will spend nearly £115 million on improving homes and regenerating communities through Sheffield Homes Capital Programme 2009/2010. In addition to Decent Homes work the following is planned in 2009 /2010.
In addition to the day to day repairs service, each year we work with our partners to also deliver a number of planned improvements and cyclical programmes (maintenance work repeated on a regular basis) to homes in the city. This work can be carried out at every home annually, while some will be undertaken over a period of years.
This is in addition to the Decent Homes work.

Cyclical work
This is maintenance and servicing work that is repeated on a regular basis. For example gas servicing is undertaken annually on every home.
- External Repainting (including minor repairs carried out before repainting)
- Annual gas servicing
- Servicing of lifts and stair lifts
- Fire equipment maintenance
- Testing of your homes electrics
Planned works
We have developed a planned maintenance programme where we look at the future maintenance needs of all council homes and how we will meet these with in our budgets. This a lot of work which includes:
- Obsolete Heating Replacement Programme - Installing or replacing central heating
- Decent Homes environmental work
- Stock Condition Survey - Surveying the condition of your home
- Removing asbestos
- Roof repairs and new roofs - We are currently developing a small scale roofing programme which will be complete in 2011/12. The programme will focus on repairing and improving flat roofs.
- Door entry system programme - Sheffield Homes is currently procuring a specialised contractor to install a further Door Entry System at 600 blocks across the city. A contractor is expected to be appointed by April 2010 and a programme of works will be agreed with the contractor. We will provide an update on the website.
- Repairs to the exterior walls of buildings
- Cavity wall and roof insulation
- Replacement of windows
- New kitchens and bathrooms
- Repairs or renewal of paths, steps, fencing and walls
